Warner Norcross & Judd to relocate to new mixed-use development in downtown Grand Rapids

GRAND RAPIDS — The Warner Norcross & Judd LLP law firm expects to move into new offices as part of a proposed two-tower mixed-use development in downtown Grand Rapids.

The law firm will be the anchor tenant in the new development planned by Orion Real Estate Solutions, the development arm of Grand Rapids-based Orion Construction Inc.

The project calls for two towers to be built at the southeast corner of Ottawa and Lyon Street — where Ellis Parking Services LLC currently operates a surface parking lot. The buildings will feature office space, market-rate apartments and condominiums, retail and on-site parking, according to a statement.

A majority of the specific details — including cost, square footage and renderings — won’t be announced until the first quarter of 2016, Orion spokesperson Jason Wheeler told MiBiz.

Warner Norcross’ current offices are located in the Fifth Third Bank-owned Fifth Third Center at 111 Lyon Street NW.

While an exact construction timeline has not yet been released, the building is expected to be completed in 2019.

Grand Rapids-based Concept Design Group PC will serve as the project’s lead architect.

The building will be developed in partnership with Lansing-based property management firm DTN Management Co. and Grand Rapids-based Midtown Properties – Pearl & Ottawa LLC, which is owned by Michael Ellis, who also operates Ellis Parking in Grand Rapids.

“Orion Real Estate Solutions has spent 14 months creating a concept that satisfies a number of objectives and delivers what we know to be a game-changing mixed-use development in Grand Rapids’ Central Business District,” Orion Real Estate Solutions President John Wheeler said in a statement. “We have an incredible opportunity with Midtown Properties and DTN Management, and our team is now focused on a detailed pre-construction schedule, finance procurement and design features that align with our anchor tenant’s strategic goals and business initiatives.”

The proposed development comes on the heels of another mixed-use Orion project nearing completion in Grand Rapids: Arena Place at 55 Ottawa Ave. SW. The project, which is expected to open next spring in downtown’s Arena South neighborhood, includes office space, apartments, retail and parking. That project’s anchor tenant is another law firm: Miller, Johnson, Snell & Cummisky PLC.
